BOILER SYSTEMS

• Boiler flushing (recommended every 5 years; included in a 5 year contract)
• Inspect connections and heater bank condition
• Check/clean water coils – leaks, dirt, and debris on the exchanger
• Clean/replace filter, strainer, and drain pan
• Check operation of feed regulator/glycol and water feeders
• Check and adjust boiler headers valve pressure
• Check operation and setting of expansion tank and pressure relief valve
• Check gauges, pressure, and water quality
• Pipe and flue inspection
• Check system diagnostics and error codes
• Electrical checks
• Full system test – proper boiler sequence and operation, including all switches and controls

FURNACE SYSTEMS

• Check functional gas manifold, pressure switches and vent blower, and blower motor amperage draws
• Clear combustion blower housing, check blower blades, motor
• Clean evaporator coils and condensate drain lines
• Verify proper alignment of burners and combustion chamber
• Pipe and flue inspection
• Check operating pressures, system diagnostics, and error codes
• Scheduled filter replacement and/or (if applicable) clean reusable filters
• Full system test – proper startup sequence and operation, including heating cycles and thermostat response
• Thermostat batteries replacement if required

AIR CONDITIONERS

• Check electrical components/sensors
• Clean evaporator coil
• Clean outdoor condenser
• Check drains

AIR HANDLERS

• Blower housing, check blower blades, motor
• Clean evaporator coils and condensate drain lines
• System diagnostics and error codes
• Scheduled filter replacement and/or (if applicable) clean reusable filters
• Full system test – proper startup sequence and operation, including damper and fan response
